The gap is bigger than the headline rate
Compare the two honestly and the difference is not $40 a night, it is closer to $80. Downtown Columbus hotels around the Greater Columbus Convention Center, the Arena District and the Capitol Square area price at roughly $160-260 midweek, and almost all of them charge separately for parking — commonly $20-40 a night for self-park in a garage, more for valet. Upper Arlington's Lane Avenue and Kingsdale hotels sit at $120-170 with free surface parking as standard.
That gap widens on the biggest dates and narrows on the quietest. A large convention or a Blue Jackets playoff run can put downtown over $300; a mid-January Sunday can drop it to $130. Ohio State home football Saturdays inflate both markets, though Upper Arlington's proximity to the stadium means it inflates harder there in percentage terms. Verify actual rates on your dates — these bands describe a normal 2026 pattern, not a guarantee, and downtown pricing in particular moves week to week with the convention calendar.
What downtown buys you
Feet instead of a car for two or three days. From a room near the convention centre you can walk to the North Market food hall on Spruce Street, the Arena District with Nationwide Arena and Huntington Park, the Scioto Mile and its fountain along the river, COSI on the west bank, the Ohio Statehouse and Columbus Commons, the Ohio and Palace theatres on Broad Street, and the Topiary Park's strange, lovely hedge version of a Seurat painting. Push fifteen minutes north up High Street and you are in the Short North's gallery and restaurant blocks.
That is a genuinely dense two days, and no Columbus suburb comes close to matching it. It also means you can drink without driving, which is a real financial and safety argument. The National Veterans Memorial and Museum on West Broad, the Scioto Audubon Metro Park south of downtown with its climbing wall, and the riverfront trails all extend the walkable range further. If your itinerary is a list of downtown attractions, staying anywhere else means paying garage fees by day instead of by night.
What Upper Arlington buys you
Free parking, quieter nights, more space per dollar, and a base that is 6 miles from downtown and 3 from the Ohio State campus. The run down SR-315 from Lane Avenue to the Arena District exits takes 12-15 minutes off-peak. That is short enough that a downtown evening is entirely practical from an Upper Arlington bed — you drive in, park in a garage for $8-15 for the evening, and drive out. Do that three times and you have still spent less than three nights of hotel parking downtown.
You also get the suburban conveniences that downtown handles poorly: supermarkets you can park at, laundry, a genuine breakfast included in the rate at most properties, and pools at more of them. Families notice this most. And you get access to the Scioto and Olentangy trail network, the parks and the golf on the northwest side without crossing the city. For a stay of four nights or more with a car, the arithmetic is not close.
Which downtown pocket, if you book downtown
The Arena District, north and west of the convention centre, is the liveliest and the best for anyone attending a hockey game or a Clippers baseball match — you are walking distance from both venues and from a strip of bars on Nationwide Boulevard. Expect the upper end of the price band and real noise on event nights. The convention-centre blocks along High Street are the most convenient for trade shows and the easiest for walking north to the Short North.
Capitol Square and the Discovery District to the east are quieter, cheaper by $20-30, and better placed for the theatres and for driving out toward Bexley or the airport. The riverfront and Scioto Mile side is the most scenic and the most dead after 9pm. Skip anything marketed as downtown that turns out to be south of I-70 or east of I-71 — you lose the walkability that was the entire reason to pay the premium, while keeping the parking charge.
Parking, the deciding detail
This is where most visitors get caught. Downtown hotel parking is rarely included, garages fill during large conventions, and street meters operate on posted hours that change by block. Budget $20-40 a night and check whether your hotel's rate includes in-and-out privileges — if it does not, every trip to Upper Arlington or Easton costs you a second entry fee. Some properties have no on-site garage at all and direct you to a public structure two blocks away, which matters in February.
Upper Arlington's hotels park you free, usually within thirty seconds of the lobby door, and the suburb's retail streets — Tremont, Lane Avenue, Kingsdale — have free surface parking too. Over a five-night stay that is $100-200 kept in your pocket before you compare room rates. The counter-argument is that if you never use the car, downtown's charge is offset by not needing a hire car at all, and for a fly-in convention trip that is genuinely the cheaper structure.

Upper Arlington wins for: any stay of four nights or more, families with children, trips centred on Ohio State or the medical centre, anyone visiting the northwest suburbs, and anyone who simply wants a bigger, quieter room for less money with the car outside the window. It also wins in winter, when a five-minute walk between garage and lobby in a January wind stops being romantic. If your trip is a mix, book Upper Arlington and drive in for two evenings.

For most visitors to this region, book Upper Arlington and treat downtown as a destination rather than a base. At $120-170 with free parking you are 12-15 minutes from the Scioto Mile via SR-315, and evening garage fees of $8-15 are a fraction of nightly hotel parking. Do downtown properly on one evening — North Market, the riverfront, a show or a game — and drive home to a quiet street.
Flip that only if you are here for a convention, a theatre run or a two-night city break with no car. Then take a room on the convention-centre or Capitol Square blocks, pay the $160-260, add the parking if you drove, and get the value back in the ninety minutes a day you are not spending on SR-315. Booking downtown for a week with a hire car sitting in a paid garage is the expensive mistake, and it is the one people make most often.
